We offer a variety of property management services whether your rental property is currently vacant or occupied and you no longer wish to manage the property yourself. Here are some examples of what we offer our clients:
When there are maintenance requests we put our best vendors on the job. Whether the call is routine or an emergency, we are quick to act and solve the problem. Tenants can easily submit their maintenance requests online through our website or they can email, call or text our property manager directly.
We offer our tenants the use of an online portal to set up one-time or automatic monthly payments. This provides a free and convenient way for tenants to pay their rent while also ensuring timely rent disbursements to our homeowners each month. We also accept personal checks, money orders and cashier’s checks if the online method is not utilized.
With our free Direct Deposit option you can receive your monthly disbursements quickly rather than waiting for your check to arrive in the mail. If you prefer to receive a physical check each month we can send your checks via USPS at no extra cost. NOTE: If you choose Direct Deposit you must have an account with one of the following banks: Bank of America, Citibank, First National Bank of Northern California, US Bank, Chase, and Wells Fargo.
Owner’s Statements and 1099-IRS Tax Forms
You will receive a monthly Owner’s Statement documenting all income and expenses in your management account. We keep records of all invoices and receipts for maintenance performed on your rental property and will provide copies with your statements. We also generate an annual Owner’s Statement and a 1099-IRS Tax Form to help make filing your taxes at the end of the year much easier.
Annual Inspections & Rent Reevaluation
We want to make sure your home is well-taken care of by your tenants so we perform annual inspections of the property and take note of any deferred maintenance that needs to be handled. Each year we also reevaluate your rental property’s potential earnings and suggest adjustments based on market trends when necessary.
It’s crucial that your property receives the most exposure possible when we place it on the rental market. For this we post an ad to our website and all of the major rental property websites out there, some of which include Craigslist, Rent.com, Zillow, Trulia, Hot Pads, Pad Mapper and many more. We even put up a “For Lease” sign on the property to capture interested passersby as well.
We will hold an open house to give everyone the opportunity to visit the property, otherwise, we schedule showings as prospective tenant inquiries come in through email, phone and text.
Interested parties are able to apply with us directly online and pay an application fee. Our team then carefully evaluates all applications to ensure the very best tenants are selected. Our thorough vetting process involves checking credit, residential and criminal history as well as calling employer and landlord references.
Lease Agreements & Disclosures
When we have successfully selected a tenant they will sign a lease agreement and provide a security deposit up front. We use the approved California Association of Realtors (C.A.R.) Lease Agreement and disclosures to ensure all bases are covered and you are protected as the homeowner.
Move-In & Move-Out Inspections
We give our new tenants a move-in checklist to fill out at the beginning of their tenancy to note any damage to the property. When the tenants move out, this same form will be used as a reference by our team during the final walk through of the property.
